PROTECTIVE COVENANTS

A covenant is a legal precept that allows a land owner to attach restrictions to the property that accrue to and bind all future owners.  Covenants are private limitations on land use.  In effect, covenants that are legally recorded against the property become private zoning law.  Covenants run with the land. Each homeowner acknowledged and agreed to abide by the covenants when they accepted the title to their home.

COLUMBINE KNOLLS SOUTH PLANNED DEVELOPMENT RESTRICTIONS
 
(commonly referred to as the ODP)

CKSII is a planned residential community governed by the Columbine Knolls South Planned Development Restrictions, which are commonly referred to as the ODP.  The ODP is the official zoning, or county law, that regulates the land use in our community.  In addition to specifying land use and the type of residential and commercial development allowed, the ODP lists other permitted uses and restrictions within its boundaries.  The normal Jefferson County zoning regulations govern any items not specifically covered in the ODP.

ARCHITECTURAL CONTROL COMMITTEE APPROVAL REQUEST FORM

HOMEOWNERS' ASSOCIATION ARTICLES OF INCORPORATION

The Articles of Incorporation establish the Columbine Knolls South II Homeowners' Association as a not-for-profit corporation in the state of Colorado.  The articles were filed with the Colorado Secretary of State on January 28, 1984.

The bylaws are the governing document of the Columbine Knolls South II Homeowners' Association.  This document defines the purpose of the Association, membership and procedure.

COVENANT GUIDELINES

The Covenants Guidelines contain more specific wording than the Covenants. The intended purpose of the guidelines is to clarify and provide for a consistent interpretation of the Protective Covenants, which is the underlying document to the guidelines. The Covenant Guidelines are not filed with Jefferson County.

COLUMBINE KNOLLS SOUTH II COURT CASE JUDGMENT
                
(regarding the storage of recreational vehicles)

The court case, regarding the storage of recreational vehicles within Columbine Knolls South, came before the Jefferson County Court on March 10 and 11 of 1998.  Judgment was entered for the defendant Board of County Commissioners of County of Jefferson, Colorado on March 23,1998.

represents what the “Sample Family” might have on a single sheet of paper (a 6”x8” card both sides) that details every important aspect of what they will do in an emergency.  In the middle of a disaster, it is hard to stop and think rationally about what you should do next.  Having a written copy of a plan in each car, on each 72-hr kit, and in your purse, briefcase, or backpack is extremely valuable.
