A covenant is a legal precept
that allows a land owner to attach restrictions to the property that
accrue to and bind all future owners. Covenants are private
limitations on land use. In effect, covenants that are legally
recorded against the property become private zoning law. Covenants
run with the land. Each homeowner acknowledged and agreed to abide by
the covenants when they accepted the title to their home. CKSII is a planned residential
community governed by the Columbine Knolls South Planned Development
Restrictions, which are commonly referred to as the ODP. The ODP is the official zoning, or county law, that
regulates the land use in our community. In addition to specifying
land use and the type of residential and commercial development allowed,
the ODP lists other permitted uses and restrictions within its
boundaries. The normal Jefferson County zoning regulations govern
any items not specifically covered in the ODP. This form must be
submitted to the Architectural Control Committee in
duplicate for most improvements to your property.

HOMEOWNERS' ASSOCIATION ARTICLES OF INCORPORATION The
Articles of Incorporation establish the Columbine Knolls South II
Homeowners' Association as a not-for-profit corporation in the state of
Colorado. The articles were filed with the Colorado Secretary of
State on January 28, 1984.
HOMEOWNERS' ASSOCIATION BYLAWS The
bylaws are the governing
document of the Columbine Knolls South II Homeowners'
Association. This document defines the purpose of the
Association, membership and
procedure.
HOMEOWNERS' ASSOCIATION GOVERNANCE POLICIES
The Governance Policies establish procedures for the Board of Directors
in conducting the business of the
Homeowners' Association.
The Covenants Guidelines contain more specific wording than the Covenants. The intended purpose of the guidelines is to clarify and provide for a consistent interpretation of the
Protective Covenants, which is the underlying document to the guidelines.
The Covenant Guidelines are not filed with Jefferson County. Use this form to join the
